Breaking Ground at Brookwood

Another great Southern Development community is on the way, Brookwood, located off Ridge Street in the City of Charlottesville. Following smashing successes and quick sell-outs at communities like Burnet Commons, Willoughby Townes and Camden Place, Southern Development recently broke ground at Brookwood.

“It’s an ideal location and setting,” stated Chris Sylves, Director of Sales at Southern Development. “The views of the mountains are beautiful. The community borders the Rivanna Trail and it’s an ideal location.”

The City Villas of Brookwood, marketed by Real Estate III, will include spacious town homes of 2,200-plus finished square feet. Superbly styled, Brookwood reflects the American Arts and Crafts movement with an emphasis on classic design.

The homes feature 3 and 4 bedroom models with 2 ½ to 4 baths. Each home offers an oversized one car garage and many energy efficient options.

In planning the Brookwood community, Southern Development worked extensively with professional decorators to deliver expertly coordinated interior design packages. “We will offer 4 distinct interior packages,” Chris pointed out. “The Soho is a contemporary, urban look while the Nantucket package has a New England coastal theme, a beach feeling.”

Other interior packages include the Aspen, a natural mountain theme and Napa, bringing a modern California feel within the home.

Three phases are planned in the Brookwood Development.

“There will be 17 homes in the first section,” Chris stated. “We have already sold three homes in Phase I.”

Phase I will offer two basic floor plans. The Cargill plan features a living room, kitchen and deck on the main level. The second floor offers three bedrooms, and two and a half baths with an unfinished bonus room on the third floor. The terrace level includes a garage, entry, storage and an unfinished basement section. The Cargill model provides 2,150 finished square feet and is priced at $384,000 for an end unit.

The Linden model features a master suite on the first floor along with a living room, kitchen, eating area, half-bath and deck. The second level has three additional bedrooms and two full baths. The terrace level will include a garage and an unfinished basement. Overall, the Linden provides 2,150 finished square feet with prices starting at $359,900.

Basic amenities found in both models include 9-foot ceilings on the first floor, structured wiring, deluxe Progress Lighting packages, two-tone interior paint packages, engineered roof trusses, double hung vinyl windows, and Timberline Dimensional shingles. Many upgrade options are also available to include red oak hardwood flooring, ceramic tile, designer plumbing fixtures, bath tile surround, gas fireplaces, crown molding, chair rail and much more.

Phase II at Brookwood, with 14 single family detached homes, will get underway this fall and additional 17 single family homes will be built in Phase III.

The Model Home for Brookwood is located at nearby Willoughby Townes. Hillary Losacano, Sales Manager for Brookwood, will be available from Friday through Tuesday each week from 11 AM till 5 PM.
