Be assured, this level of service will continue throughout the construction of your new home and into your warranty period. To help guide you through the home buying process, we want to let you know what you can expect when you purchase a new Southern Development Home.

1) Selections and Financing
First, you will coordinate with your sales manager to complete your selections and mortgage application in a timely manner. This allows us to start the construction of your home and enables us to achieve the targeted delivery date for your new home. Section and/or financing delays can delay your move-in date.

2) Preconstruction
Once we receive your selections, we will process the information, order materials and invite you to the model for a preconstruction meeting. At this meeting you will meet your project manager who is responsible for supervising the construction of your home. Your sales manager and project manager will review your selections and answer any questions. Construction of your new home should be under way soon!

3) Pre-Drywall
After the framing and trade crews have completed their phase of the project, you will be invited out to the site for a pre-drywall inspection. This meeting will serve as an opportunity to reconfirm that all of your options have been included in the proper locations. It is important to think of this meeting as a time to confirm your previous selections and not a time to make changes. We urge you to think carefully about your selections with your sales manager and spend the necessary time to customize your home from the many options we offer at your selection appointment.

4) Pre-Settlement
The time will go quickly and soon your home will be ready for your pre-settlement orientation. You will receive approximately 30 days notice of this meeting and your settlement date. This meeting will occur between the hours of 8:00 AM and 3:00 PM, Monday - Friday. We expect the pre-settlement meeting to last one to two hours, so be sure to schedule accordingly. At this meeting, we will show you how to operate the equipment in your home, inspect for quality concerns, and, answer any questions you may have. We will invite you back before settlement to re-inspect any items that required correction and confirm completion of the items listed at your pre-settlement meeting.

5) Settlement
Once your settlement transaction is complete you will be able to pick up the keys to your new home from our settlement attorney. Settlement in central Virginia is different than other areas of the country. Typically, you sign papers with your settlement agent and we sign papers separately with our settlement agent. Then the agent for the buyer and seller complete the transaction later in the day. Settlement isn't complete until the deed to your home is recorded in the Circuit Court. From this point, our warranty department will be responsible for your needs should anything arise.

6) Warranty
We ask that you keep a list of any warranty items that occur over the next 60 days so we can address those items at one time as not to disrupt your everyday routine. Of course, should an emergency arise or something happens that disrupts your daily routine please inform us and/or the appropriate subcontractor and your concerns will be addressed as soon as possible. In striving to achieve the level of service you expect and deserve, we will contact you at 11 months after your settlement date. These follow-ups are an extra courtesy intended to finalize any warranty items during your warranty period.
